How far is Cottage Center from the freeways?
Highway 80 is about five minutes north from us. Highway 50 is about ten minutes south.

What is the length of your lease?
Two years is our minimum for Cottage Center. You can do more. Fulton Point Shopping Center is generally a five year term.

Is there a Security Deposit?
Yes. It is 125% of the monthly rent and payable when you sign your lease. It is refundable according to the terms of the lease when you leave. It is not the last month's rent.

Do you do Tenant Improvements?
Tenant Improvements are always negotiable.

How's the parking?
Parking is abundant and at no cost.

Are there any CAM (Common Area Maintenance) charges?
Not at Cottage Center. There are CAM charges at Fulton Point based on actual costs incurred.

What if I outgrow my space before the end of my lease?
If we have space available, it is possible to consider an increase in space.

What kind of signage may I display?
Business signs may be displayed in your office window, in accordance with the lease and in keeping with the integrity of the Cottage Center office complex. At Fulton Point there is both signage on the fascia of the building and on the shopping center’s monument sign near the street.

How is the general business climate in the area?
Excellent. One main thoroughfare, Watt Avenue, intersects both Highway 50 and Highway 80, and a number of its shopping centers are going through expansion and remodeling. Fulton Avenue is the highest sales tax generator for the County of Sacramento and beautification projects are being constructed to further enhance the avenue and the surrounding area.

How far is Cottage Center or Fulton Point from downtown Sacramento?
Approximately 15 minutes.

Where are the closest bus routes?
There are two directly in front of Cottage Center on either side of the street, and one at the corner of Cottage Way and Fulton Avenue, one-halfblock away.

How is mail delivered?
Directly to your individual office at Cottage Center. There are outgoing regular and express mailboxes on the corner of the property. There are individual mailboxes at a central location at Fulton Point.
